
Services & Costs
We provide management services to townhome communities with party wall agreements throughout Denver. Our services usually include billing the shared utilities and managing snow removal and landscaping. The invoices are emailed once per month to each resident and include the actual cost of the expenses prorated per townhome plus a small management fee. There is an online portal where you can review your bills and make payments online.
Water Bills & Other Utilities
As part of our services we split up any utilities that are shared between the residents of the development. The most common bill is the water bill, but sometimes there may be Xcel bills, trash bills, or stormwater bills that need to be split up. These bills are split evenly or can be split based on an agreed upon percentage to each townhome.
Snow Removal
We contract with outside companies to provide snow removal. It is up to the development if sand or snow melt products are to be used. The development can give an agreed upon threshold of when to service the properties— anywhere from 1 inch to 12 inches. The snow removal is billed on a per storm basis, so you will only see snow removal charges if it had snowed within the last month.
Landscaping
Landscaping services are provided in-house through Green Peak Landscaping in order to control the costs and quality of work. Services include mowing, fertilizing, aerating, trimming, weeding, grounds clean up, plant/tree replacement and sprinkler maintenance. Properties are service twice per month April to November and the cost is billed at a flat rate monthly.
Backflow Device Testing
Denver Water requires most multi-family buildings to test the backflow devices annually for each water tap servicing the domestic water, fire sprinkler systems, and irrigation systems. We schedule this with an outside company and ensure that Denver Water receives the report every year.
Water Submeters
If your development has Mastermeter sub-meters installed on the individual water lines, we can gather the readings each month and use those numbers to calculate the actual monthly water usage per townhome.
